Spring General Update

Having had our May Board meeting, we thought it would be useful to give you a general update.
Urang
We have had several meetings with senior members of the Urang team to discuss performance. There is an acceptance that their performance has not been as it should have been and there now needs to be a step change. A new senior property manager has been appointed, Osama Ahmed, who has the benefit of an assistant, Ezette Blignaut. This is a welcome addition in resource and we continue to monitor their performance.
Coping Stones
The work has commenced but we do not appear to be on schedule. We have asked St James to explain the delays with an update on timelines.
Garden
We have agreed the general plan with our gardener James Powell and we are now waiting on specifics to be able to update everyone, particularly on planting for which we have several volunteer households. Thank you.
Underground Parking and Alarm
This appears to be more complex than at first thought. This is the determination of one set of fire engineers. We have asked Urang to engage with the original designers and installers who will have a better understanding of what is now a fairly old system. We await their report.
EV
We have been receiving quotes for the installation of PAYG EV in the development. Before this is commissioned, we are consulting with the freeholder and insurers to ensure that there are have been no implications of recent EV car fires which might create a barrier or further requirement.
Satellite
The position on the position of the satellite dish was that we were to get the cost of other options to the current location and then put the options to a vote. While the satellite was relocated from the top to the side of the building it is currently sited on, I apologise that Urang have not yet obtained the relevant costings. We have asked them to expedite this given the delays so we can get a solution which best fits all concerns.
Annual Accounts
You will have received a s20 notice of last years annual accounts. The projected deficit of £15k will be reduced by £7k reduction in Urang's management fees for 22/23. We are scheduling further meetings with Urang's accountants to review the 22/23 accounts particularly the handover from Firstport which continues to cause difficulties. On this point, we have asked our newly appointed legal firm, Shoosmiths, to initiate legal proceedings for recovery of funds and contract compliance.
Electricity
We are currently going to the market to get updated quotes for our electricity supply. There appears to be scope for significant savings from the current charging levels.
Bin Stores
We have had several instances of residents dumping large unwanted items of furniture in the bin stores. This is not acceptable, its unfair on fellow residents and could result in a significant fine.

New Tenants
If you are a new tenant it is essential you inform Urang of your details including contact details. This is not only so we can communicate important updates but is a matter of health and safety. Please use Osama's e mail set out above to update your details with Urang. Could we ask that all tenants update Urang in any event so we know we have a complete record. Remember this is for your safety as well as being a requirement of the lease.
Parking
We are about to agree an updated parking regime with PCM to reflect the redlines, the ability of contractors to use areas without red lines, and underground parking. As soon as we have the agreement, we will post here.
